Process

  • Applications and all pertinent information regarding income and debt shall be disclosed to WCBHC for processing purposes.
  • Applications are reviewed by WCBHC staff to determine eligibility and need.
  • WCBHC works with Applicant(s) to determine appropriate financing
  • Applicants complete a Homebuyer Education Course Prior to buying a new home.
  • Applicants enter into a contract to purchase a home
  • Financing approvals are obtained
  • Construction begins or closing is held
  • Post purchase follow up


Basic Guidelines
  • Applicant(s) must select a modest single-family home within Warren County (some areas are ineligible)
  • Applicant(s) must not be in default of or delinquent with bills,taxes assessments or rent payments.
  • All loans and all aspects of home purchase must be approved by WCBHC staff
  • Applicant(s) to provide all pertinent information regarding income and debt for WCBHC staff to determine available level of assistance.
  • applicants must be able to obtain first mortgage financing .
  • House must meet State of Ohio Residential Rehabilitation Standards.
  • House Price generally cannot exceed $139,500 and must be modest in size and amenities
  • Homebuyer must contribute a minimum of $500 in cash towards the transaction .
  • Homebuyer will be responsible for obtaining a title insurance policy for insuring the loan with the Warren County Commissioners
  • Homebuyers may be required to provide follow up information such as income changes for monitoring purposes
  • An implementation fee is typically charged by WCBHC and may be paid by the seller or other party.
